DENVER METRO IN JULY
Denver’s July 2026 market gave buyers room to compare properties, while outcomes still varied by price, condition and property type. Month-end inventory reached 13,115 listings, up 2.91% from June but down 6.29% from July 2025. New listings declined 5.32% from June to 5,447.
WHAT THE NUMBERS SAY

For buyers, my practical takeaway is to compare condition, monthly cost and long-term fit alongside the asking price. The metro close-to-list ratio is not a prediction for any particular property, and it does not by itself tell you the effect of earlier price reductions or seller concessions. An offer strategy needs the home’s own comparable sales, competing listings and history.
For sellers, preparation should begin with the properties buyers could choose instead of yours. Review presentation, repair priorities and pricing together. Set a time to evaluate showing activity and feedback after launch, and respond to evidence from the relevant market rather than assuming a metro-wide headline applies to your home.

A monthly report is a useful starting point, not a property valuation. Before making a move, look at your neighborhood, price range, property type and ownership costs. Today’s competing listings may also differ from those available when July’s transactions were negotiated.
