Buying a new home is a huge life decision. Once you make the commitment, it’s important to put a strategy in place. Before you begin searching, speak with a real estate professional and a lender to understand your budget, timing and the market for the homes you would actually consider.

 

Denver’s market does not move at one speed. Your options and negotiating position depend on property type, condition, price point and location. Compare recent sales with today’s competing listings, and pay attention to price changes and time on market. HOW TO SEARCH

 

Use search filters, but not so many that you rule out a good fit unnecessarily. Minimum bedrooms, bathrooms, location and other genuine must-haves are a useful starting point. Pay attention to how many homes each filter removes. Aim for a manageable group you can compare thoughtfully; the right number depends on your budget, location and available inventory.

 

Pictures may not tell the full story of a home. Some properties look better online, while others are better in person. If you’re concerned about a street location or surrounding area, Street View can help you get oriented, but its images may be outdated. Verify current conditions through an in-person visit when practical.

 

A pending home may still be worth asking about. Some sellers will consider a backup offer, but availability, seller acceptance and contract terms matter. Your agent can check the status and explain what a backup position would mean without taking your attention away from available homes.

 

A thoughtful search should help you understand your choices, not rush you into a decision. When a home looks promising, return to your must-haves, confirm the full monthly cost and compare it with the strongest alternatives.
