Three neighborhoods, not one interchangeable “Highlands”
This comparison covers three Denver neighborhoods: Highland, including the area commonly called Lower Highland or LoHi; West Highland; and Berkeley. It does not describe every northwest Denver neighborhood. Use the city's neighborhood map to confirm addresses: commercial nicknames and neighborhood-organization boundaries are not substitutes for the city's geography.
Highland and LoHi
Highland is the downtown-facing part of this comparison. LoHi is a commonly used district name within it, not a separate municipality. Visit Denver describes its mix of older and contemporary architecture and its restaurant scene. A property near a busy dining block may offer a different daily experience from a residential side street.
Potter Highlands adds another layer: its historic block pattern includes interior carriage lots. The Denver Public Library's history makes a useful companion to a visit. Where shared garages or access appear, verify ownership, easements and maintenance arrangements rather than assuming the space belongs exclusively to the home.
West Highland
West Highland lies between West 29th and West 38th avenues, Federal and Sheridan boulevards, as described by its neighborhood association. Highlands Square around 32nd and Lowell is one of its commercial centers—not the same place as LoHi.
Historic areas such as Wolff Place help explain the architectural variety. Denver's character-defining features document identifies styles including Queen Anne, Craftsman bungalow and Denver Square within that district. Do not extend one district's description or restrictions to every West Highland address.
Berkeley
Berkeley offers a separate comparison north of West 38th Avenue. Its Tennyson Street Cultural District runs between 38th and 46th avenues, bringing together shops, dining, arts and recurring cultural walks. Berkeley Lake Park is another local destination. The broader Berkeley-Regis neighborhood association serves both neighborhoods; its boundary should not be mistaken for Berkeley alone.
Housing and ownership questions
Across this group, compare an older detached house, a renovated home and contemporary attached housing by usable layout and obligations—not exterior style alone. Check the condition of older systems, permits for additions, garage access and outdoor maintenance. For attached housing, establish whether an association or party-wall agreement applies and how roof, exterior and insurance costs are shared.
If changes are planned, verify the parcel's zoning and any historic or design designation before relying on a sketch or neighboring example.
Getting around and exploring
Visit each area's commercial center independently. A walk around LoHi is not a test of everyday life near Tennyson. Use RTD's trip planner for actual destinations and inspect crossings and parking at the times you expect to travel. Check current event calendars before planning an arts walk or market visit.
Is “Highlands” a precise search boundary?
No. It is often used broadly. Specify Highland, West Highland or Berkeley—and review the resulting map—when comparing listings.
Does historic architecture mean the whole area is protected?
No. Designations cover particular properties or districts. Verify the exact address and proposed work with Denver.
