Aurora Community Guide
Aurora rewards a focused search. The city extends across more than 165 square miles in Arapahoe, Adams, and Douglas counties, so an Aurora address alone tells you little about daily travel or the properties nearby. This guide refers to the incorporated City of Aurora—not a single neighborhood or the broader eastern metro area. Begin with the places you need to reach and the type of home you want to maintain. Housing: Compare the Area and the Property
Aurora's 2020 housing strategy describes older housing in Original Aurora, detached-home neighborhoods and multifamily housing along transportation corridors farther east, and newer development around E-470 and the southeast. That is useful historical context, not a statement of what is available today. Aurora Housing Strategy
For each candidate, compare construction date, layout, parking, exterior maintenance, and shared obligations. A renovated older home calls for questions about permits and completed work; a newer home calls for questions about what is finished, what remains planned, and the costs attached to ownership. Similar asking prices can represent different responsibilities.
Transportation: Test the Whole Trip
RTD's R Line connects destinations through Aurora, including stations serving the city center and the Anschutz/Fitzsimons area. Peoria provides a transfer to the A Line for airport travel. Check the actual station-to-destination route rather than assuming every Aurora home is near rail. RTD R Line information
Include walking, parking, transfers, and your return trip in the comparison. Use RTD Next Ride for current services and alerts, and test driving routes at the times you expect to travel.
Amenities: Choose What You Will Use
Aurora Reservoir offers an eight-mile walking and cycling trail, with water activities subject to seasonal conditions and rules. Check passes and current notices before visiting. Aurora Reservoir
In northwest Aurora, Stanley Marketplace occupies a former aviation manufacturing building in the Westerly Creek Village redevelopment area. It provides a different outing from the reservoir landscape; neither should stand in for understanding the surrounding residential blocks. City's Westerly Creek Village overview
Ownership Questions to Resolve Early
Confirm the parcel's county and applicable jurisdictions. Review the actual tax record, any association or special-district obligations, and a property-specific insurance quote. Ask for maintenance and permit records. For an attached home, investigate what the association maintains and how its costs and insurance affect your budget. Verify school assignments directly with the applicable district if relevant to your plans.
Common Questions
Is Aurora one consistent housing market?
No single citywide figure can describe every property type and location. Compare homes a buyer could reasonably choose instead of the one you are considering.
How should I narrow the search?
Choose your essential destinations, home requirements, and comfortable ownership budget first. Then compare a manageable set of areas and visit the specific streets and properties.
